To understand the importance of tech in real estate, Colliers recently ran a poll on what features would be the most desirable to add to the 3D virtual tours and models accessible in the market.

The answers threw up some exciting insights and confirmed some of the assumptions we had as we started on the technologically future proof ourselves.

Navigation won hands down. As per 54% of participants, the most desired feature was a model that could be freely navigated, enabling the user to pan, zoom and rotate at will, and move around in the model. The end effect would make it seem like the user is walking around in the model, albeit virtually.

A model capable of this feature would benefit project stakeholders as it would enable them to understand the project better and take significant and, more importantly, better-informed decisions regarding the project.

A freely navigable model that is also measurable would make it an engineering model that can be used for remote monitoring of worksites, especially if we can capture the real-time work done into the model. Not surprisingly, the ability to measure was the most desired feature of 25% of the participants, becoming the second most popular option in the poll.

Focusing on navigation, we at Colliers have attempted to make this a reality through our 3D models as part of our platform CoGence. The platform captures the work completed at the site as point cloud data and generates a 3D model that is freely navigable and measurable. The project managers and engineers can walk through the site virtually and measure lengths, areas, and volumes at will. The as-built models are digitally analysed and compared with BIM models to highlight mismatches. We can take sections at whichever point and inclination we desire and save them for future reference.

Such a 3D virtual model would have applications in simplifying project management processes and assisting technical due diligence and valuation teams. A person with the equipment could visit the site and scan it to create the 3D virtual model representing the site in all aspects, and that can be assessed by the teams in the office, revisiting the model as many times as required.

Features like the ability to peel back (which got 7% of the vote) and view the previous state of the site as compared to the current one could help during the fit-out stage of the project, ensuring that no concealed service gets negatively affected by the construction activities.

 

Upon completion of the project, the final as-built 3D model of the site would incorporate all details, including but not restricted to the details of MEP installations and equipment, lifts and escalators, and all the furniture. Such a model would be the digital twin of the building in all aspects and could have broad applications in the maintenance and management of the same. For instance, the facilities management team could hover over the MEP installation (which got 14% of the vote) on the model and see relevant details.

To sum it all up, 3D virtual models are poised to be essential tools as we transition into an era of technological advancement in the real estate sector.
