Gen Z entering the workforce, hybrid work becoming a reality, and the fast adoption of technology – an interplay of these factors is invigorating workplaces across the globe.

The focus of how workplace should be is shifting from ‘what can be provided to employees to ‘what will employees need.’ Occupiers are looking for ways to elevate employee experience by creating workspaces that drive employees to learn and grow. Offices are no more just a space for usual work but are hubs that facilitate collaboration, innovation, and well-being & happiness of employees.

In the future of work, the need for physical offices will be pivotal even as companies stitch up their hybrid work plans. The demand for workspaces has already seen an uptick since late last year and is expected to continue. With the waning of Covid-19 infection, commercial office space leasing has now increased by almost 3 times in H1 2022 with vacancy dropping. The absorption in the first two quarters of the year surpassed more than 80% of the total absorption seen in the preceding year, 2021. Companies are looking for next-generation offices where technology is interwoven seamlessly into the daily activities of the workplace. Occupiers are preferring offices in prominent locations, near residential catchments, in green buildings that are replete with modern amenities.

A sense of ‘belongingness’ through ‘workplaces’

As hybrid work remains the mainstay for most companies, workplaces are becoming nerve centres that build the culture and create a sense of belongingness within organizations. Brainstorming, mentoring, team meetings and socializing are the key activities that a workplace should foster. Breakout zones, informal corners and collaborative zones are becoming pivotal aspects of workplaces. Adding to it, occupiers and developers are collaborating to make the workplace a more efficient place for employees. For instance, automating activities to create an efficient work environment to change the face of workplaces.  

‘Automating’ workplaces

Various activities such as smart parking to scheduling and booking meeting rooms and desks, pre-ordering food & beverages to diarize their office usage, are getting automated. Tech-enabled offices are ushering in workspaces by empowering employees to control their environment and feel safe. From a design perspective too, occupiers are looking to avoid the ‘sick building syndrome,’ to boost employee health and productivity. This can include aspects like automated temperature control, improving indoor air quality, and optimizing energy.

Environmental sustainability and reducing carbon footprint will also drive occupiers’ choice of offices. With increased awareness and focus on climate change, ESG has become a core component of occupiers’ future strategy. Occupiers are expected to opt for green buildings that save on energy and foster better health for the occupants

Overall, as employers chart out their hybrid work plans, they will opt for a mix of different kinds of workplaces- flex spaces that are fully managed externally and offers companies the flexibility to expand or cut down, traditional office spaces which offer more permanence, work from home – and an amalgamation of these different kinds of workplaces. Experiential workplaces are the way forward, and occupiers who can reimagine their workplaces will stay relevant to employees from across generations.
